Additional information can also be mailed or emailed on request.

Visitors may also register their property requirements on our website and, in turn, they will receive regular updates when any properties matching their requirements come up for sale or to let.

Sales and Valuations

Our people are carefully selected for their experience and knowledge of the local property market, thereby ensuring accurate property valuations. Clients are always accompanied on property inspections and our people give much-needed advice to facilitate the selection process. Furthermore, our people are well trained in negotiation techniques and will do their best to attain the most satisfactory outcome for all parties involved.


Buying a property is only the first step. Turning it into a home is the step that follows. While furnishing a home can be a pleasant experience for some, for others it can be quite cumbersome. Specialised Services

We work very closely with our network of local professionals, who provide legal, architectural and financial services related to the acquisition, sale, or letting of property. These services include:

  1. repatriation of sales proceeds immediately following the signing of the final deed of sale. Through special arrangements that we have with leading banks and foreign exchange brokers we are able to secure favourable rates of exchange prevailing at the time; and
  2. tax consultancy, including submission of applications for permanent residency permits.


Excel Homes works very closely with all of the major banks in Malta. We are able to arrange appointments for our clients either at the bank of their choice or in the comfort of our offices.


Standard Real Estate Fees 


  1. Sale of property under sole agency agreement:  3.5% sale value + 18% VAT payable by vendor
  2. Sale of property not under sole agency agreement: 5% sale value + 18% VAT payable by vendor.


Fees for the Rental of Property

Commercial lets

  • 10% of one year’s rent + 18% VAT payable by lessor, and
  • 10% of one year’s rent + 18% VAT payable by lessee
  • In case of premium, 5% of premium + 18% VAT payable by lessor


Long term residential lets (6 months and over)

  • Half one month’s rent + 18% VAT payable by lessor and
  • Half one month’s rent + 18% VAT payable by lessee


Short term residential lets (under 6 months):

  • 10% of total rent + 18% VAT payable by lessor, and
  • 10% of total rent + 18% VAT payable by lessee
